IFC 1

IFC 1 provides 68,000 sq.ft. (6,300 sq.m.) of Super Prime Grade A office space over 6 floors with a basement providing 33 car parking spaces and 72 bicycle spaces. As the building is totally independent, all four façades benefit from excellent levels of natural light which are maximised by floor-to-ceiling windows. The building also provides occupiers with highly flexible and efficient accommodation as a result of regular-shaped and column-free floor plates. IFC 1 is also the first office building in Jersey to achieve a BREEAM 'Excellent' rating.

A typical floor plate in IFC 1 is 12,000 sq.ft. (1,115 sq.m.) and the floor plates are capable of being sub-divided into four tenancies of 3,000 sq. ft. (278 sq.m.) if required. IFC 1 has been designed to accommodate an occupancy density of 1 person per 8 sq.m. and therefore a headcount of 140 can be delivered on a typical floor.

IFC 1 is in a prominent location on the corner of the Esplanade and Castle Street. The civic space surrounding the building features a piazza to its north and part of the southern elevation overlooks a new public square.

IFC 5

IFC 5 provides 69,000 sq.ft. (6,400 sq.m.) of Grade A office space over 6 floors with a basement providing 48 car parking spaces and 72 bicycle spaces. As the building is totally independent, all four façades benefit from excellent levels of natural light which are maximised by floor-to-ceiling windows. The building also provide occupiers with highly flexible and efficient accommodation as a result of the column-free floor plates. IFC 5 is also designed to achieve a BREEAM 'Excellent' rating.

A new public square has been delivered with IFC 5 named 'Trenton Square' and the western elevation of the building overlooks the new square. The principal entrance has been placed to be centrally disposed in the west colonnade on the public square elevation.

A typical floor plate in IFC 5 is 12,000 sq.ft. (1,115 sq.m.) and the floor plates are capable of being sub-divided into four tenancies of 3,000 sq. ft. (278 sq.m.) if required. IFC 5 has been designed to accommodate an occupancy density of 1 person per 8 sq.m. and therefore a headcount of 142 can be delivered on a typical floor.

IFC 5 is located in a highly prominent location on the corner of Castle Street and Route de la Liberation. IFC 5 is the second office building to be built at IFC.

IFC 6

IFC 6 will provide 63,000 sq.ft of Super-Prime Grade A office space over 5 floors and 5,000 sq.ft of food & beverage space on the ground floor. The basement will provide parking for 51 cars and 72 bicycles.

As the building is totally independent, all four façades will benefit from excellent levels of natural light which are maximised by floor-to-ceiling windows. IFC 6 will overlook Trenton Square to the east and to the north.

The building will also provide occupiers with highly flexible and efficient accommodation as a result of the column-free floor plates. IFC 6 is also designed to achieve a BREEAM 'Excellent' rating.

A typical floor plate in IFC 6 is 15,000 sq.ft. (1,390 sq.m.) and the floor plates are capable of being sub-divided into four tenancies of c.4,000 sq. ft. (372 sq.m.) if required. IFC 6 has been designed to accommodate an occupancy density of 1 person per 8 sq.m. and therefore a headcount of 178 can be delivered on a typical floor.

IFC 6 will be located in a highly prominent location on Route de la Liberation and will be the third office building to be built at IFC.
