Construction commences to deliver IFC 1 - the first building at IFC Jersey
Construction of the first building at the International Finance Centre has commenced at the Esplanade Quarter. Sufficient level of pre-let was secured with global bank UBS AG taking 16,500 sq.ft. of office space enabling construction to commence.
IFC 1 will provide 68,000 sq.ft. (6,300 sq.m.) of Grade A office space over six floors with a basement providing 33 car parking spaces and 72 bicycle spaces. The building will be situated in a prominent position on the corner of the Esplanade and Castle Street. The civic space surrounding the building will feature a piazza to its north and part of the southern elevation will overlook a new public square that will be delivered with the construction of the second building.
The building being constructed by local firm Camerons will deliver the Grade A office building to a CAT A specification with raised access flooring, lighting and air-conditioning allowing tenants to fit out space for their own requirements.
The former Esplanade car park site will become IFC Jersey and create 470,000 sq.ft. (43,665 sq.m.) of prestigious office space across six standalone buildings with private car parking spaces beneath the buildings and 520 public car parking spaces on three levels below a public park. Construction is split into phases and will be delivered on a building basis in response to demand.
All buildings at IFC Jersey are being constructed to a BREEAM rating of ‘Excellent’. The first building at the International Finance Centre will be the first building to achieve such a rating.
IFC 1 is due for completion at the end of February 2017.
