Planning Application submitted for fourth building at the IFC Jersey
Jersey Development Company has submitted a detailed planning application to the Planning Department to construct the fourth office building at the International Finance Centre (IFC).
The building will be known as IFC 2 and will provide 95,000 square feet of modern Grade A office accommodation over seven floors and will be largest of the four IFC buildings. The super-prime, Grade A office building will also include 5,000 square feet of food and beverage retail space on the ground floor and basement private parking facilities for 41 vehicles and secure storage for 120 cycles.
The buildings in the IFC are standalone with all sides highly glazed. The high levels of natural light provide occupiers with excellent working environments and scientifically proven conditions which improve staff well-being and productivity. The building’s column-free floor plates provide highly flexible and efficient accommodation maximising space and usage.
The construction and completion of both IFC 6 and IFC 2 will contribute to the expansion of Trenton Square increasing its size by around 50 per cent.
Jersey Development Company’s Managing Director, Lee Henry said: “IFC 2 will complete the quartet of an environmentally sustainable office development, all designed to achieve BREEAM Excellent environmental ratings and provide a world-class business hub to support the growth of Jersey’s strategically important, financial and digital industries.
“Due to the lead-in times of the pre-development processes, it was deemed important to submit a planning application at this stage in order to sustain engagement with tenants we are currently in dialogue with.”
Subject to Planning approval, it is anticipated that IFC 2 will commence construction during 2021.
